I – PRESENTATION OF SOPHIA IMMOBILIER

SOPHIA IMMOBILIER is a Company for the Promotion of the Housing, the Real estate and Installation.  It is a subsidiary company of the Ivorian law group with private funds, the RASOL Holding Group Company of Côte d’Ivoire.

 

Created in 2005 by the will power of a man called Mr Touré Ahmed Bouah, chairman of RASOL Holding Group Company, SOPHIA IMMOBILIER came to resorb the serious problems of housing shortage in Côte d'Ivoire.

 

To carry out his different programs, SOPHIA IMMOBILIER has 2 000 acres of land located in the District of Abidjan. It is on this significant site that SOPHIA IMMOBILIER expects to start his works with four headlights programs of more than 65 000 houses of a total estimated cost of 800 billion francs CFA, which is approximately 1,220 billion Euros or 1,790 billion US dollars.

 

II – THE SERIOUS HOUSING SHORTAGE IN COTE D’IVOIRE

 

With a population which currently borders the 20 million inhabitants, including approximately          5 million inhabitants for the only District of Abidjan, the Côte d'Ivoire following the example of other countries of the whole world, undergoes his housing shortage since the years Eighties. That because of the disengagement of the State on the sector of housing on the one hand; and because of his demographic growth of an average annual rate of 3.5% on the other.

 

The housing shortage, in general, is fed, all over the world, mainly, by the rush of the rural population, in search of social wellbeing, towards the urban and peri-urban centers. In Côte d'Ivoire, this principal universal situation was accentuated by the perverse effects of the recent sociopolitical crisis which the country is leaving gradually.

 

The inadequacy between the system of promotion and the financing of housing option  in Côte d’Ivoire generated, an evaluated real deficit at at least 500 000 houses.

 

The prevarication of housing in Côte d’Ivoire brought the State, on the most level point, in its search for a durable solution to this thorn-bush problem. The State encourages and works with some private economic operators such as SOPHIA IMMOBILIER in order to find a quick solutions to the lack of housing, especially in urban and peri-urban zone, in particular in Abidjan, Yamoussoukro, Bouaké, San-pedro, etc.

 

III  – THE PROGRAMS OF SOPHIA IMMOBILIER

 

SOPHIA IMMOBILIER launched his activities with several headlights real estate programs for the benefit of some targeted socio-professional groups such as the Defense and Security Forces of Côte d'Ivoire (FDS); the Civil servants such as (Teachers of the primary and the Secondary education, Agents of Health care, etc.)  The employees of the private sector like those of ANADER (National Agency of Support to the Agricultural Development), SAGA, SDV, P.A.A. (Abidjan Port Authority), SODEFOR (Company for development of forest), The Parliament, The Maritime Police force, etc, and The Diaspora, with the Ivorian communities based in particular in Europe, America and Asia.

 

III.1.:   The President support of the special  real estate Program of 12 000 houses for the benefit of  the Defense and Security Forces of Côte d'Ivoire ( FDS)

 

Ø     The significant and specific support of the  President to the special  real estate Program of 12 000 houses for the benefit of  the Defense and Security Forces of Côte d'Ivoire (FDS) is  subdivided into two  phases:

 

v  The first phase which is already completed was devoted to individual acquisition of lands by the Agents of the Defense and Security Forces of Côte d'Ivoire (FDS).  This phase saw the subscription of 17 334 people. 

 

It is during an official ceremony that His Excellence Mr Laurent Gbagbo, President of the Republic, with the Minister of Defense, Mr Michel Amani Guessan, the Army Commander-in-chief, the Brigadier General Philippe MANGOU, plus many other military and civil authorities, insisted to give solemnly, in person, the letters of final attribution of land to the different beneficiaries of the Agents of the Defense and Security Forces of Côte d'Ivoire (FDS)

 

It should  be noted that out of the 17 334 Agents of the Defense and Security Forces of Côte d'Ivoire (FDS), who are the effective  subscribers, there are only 12 000 who were  eligible to profit of the final support to the building  of the houses on the acquired lands. 

 

v For the second and last phase, which relates to the house building itself on the acquired lands, the Agents of the Defense and Security Forces of Côte d'Ivoire (FDS) are simply expecting SOPHIA IMMOBILIER, to finds the able partners to accompany him in the implementation of the finalization of this first program of 12 000 houses whose cost of realization is estimated at 144 billion francs CFA (price of Côte d'Ivoire), that is to say approximately 322 million US dollars, or 220 million Euros.

 

III. 2. :  The support of the real estate program of 30 000 houses for the benefit of the Civil servants, the Teachers of primary and Secondary education, and the, Agents of Health care, etc.

 

Ø     Concerning as the support of the real estate program of 30 000 houses for the benefit of the teachers of the primary education, secondary, agents of health care, etc, 30 000 subscribers, they reached directly the real estate promotion of their program with a total initial contribution of 10% estimated at 34,2 billion F CFA (price of Côte d'Ivoire), that is to say 76,506 million US dollars, or 52,137 million Euros for the realization of the aforesaid program.

 

Here also, and to once more to show all the interest the State grants to the various programs controlled by SOPHIA IMMOBILIER, it is wise to announce that the teachers took advantage of His Excellence, President of the Republic of Côte d'Ivoire, Mr Laurent Gbagbo’s special allowance of monthly contribution to the housing which makes overall 900 million     F CFA, that is to say 2,013 million US dollars, or 1,372 million Euros.

 

 

 

III. 3. :  The support of the real estate program for the benefit of the private sector of Côte d’Ivoire

 

Ø      Interested by the original approach of acquisition of housing in human conditions and acceptable ones preached by  SOPHIA IMMOBILIER,  the employees of the private sector,  like those of ANADER (National Agency of Support to the Agricultural Development), SAGA, SDV, P.A.A. (Abidjan Port Authority), SODEFOR (Company for development of forest), The Parliament, The Maritime Police force, etc, they asked SOPHIA  IMMOBILIER to accompany them to carry out their dream to become also owner of a house in Côte d'Ivoire.

 

III. 4. :  The support of the real estate program for the benefit of the Diaspora of Côte d’Ivoire throughout the world

 

Ø     In her search for a roof in Côte d'Ivoire, the Diaspora of Côte d’Ivoire throughout the world, in particular that based in Europe, America and Asia trusted SOPHIA IMMOBILIER for a support with the acquisition of housing in Côte d'Ivoire.

 

IV – THE ASSETS OF SOPHIA IMMOBILIER

 

With the 2 000 acres of land available to SOPHIA IMMOBILIER, and his four headlight real estate programs, there are at least 65 000 houses to be built at an average estimated cost of 800 billion francs CFA, that is to say approximately 1,790 billion US dollars or 1, 220 billion Euros. 

 

To give all the chances to better make a success of his various programs, SOPHIA IMMOBILIER links with the significant services of BNETD (National Bureau of Technical Studies and Development), taking into consideration the BNETD multi-field expertise which is well-know much in Côte d'Ivoire and outside the country. 

 

This strategic  alliance which was materialized by a convention tallies, makes it possible to SOPHIA IMMOBILIER to profit  all along the execution of his various real estate programs,  of the experience as regards to the appraisal/consulting in house building of  BNETD (National Bureau of Technical Studies and Development), which, it should be announced is the appraisal/consulting Cabinet of the State  of Côte d'Ivoire  for  the control of the big projects  in all fields, as well as in the building of houses.

 

In this same impetus, SOPHIA IMMOBILIER advocates since then to mobilize throughout the world, all competences and resources able to accompany him in his big and ambitious project to give happiness to so many Ivorians who need so much, to acquire a house.
